Service Charges, Simplified.

At Ad Esse Service Charges, our vision is a world where service charges are accurate, fair and well communicated, helping customers be happy in their homes, and enabling housing providers meet their purpose.

Formed in 2022 in response to a growing need in the sector, Ad Esse Service Charges brings best practice and ideas from the sector, coupled with the wider Ad Esse Consulting’s 20 years of experience in transforming teams and processes.

Who are we?

We have a team of 11 within Ad Esse Consulting, but our service charge specialists are:

Dan, Ad Esse

Dan Oehlman

Dan is a passionate advocate for transparency and focuses largely on improving the customer experience of service charges, while maximising recovery for organisations. Speaking regularly with housing associations, software providers, and at conferences, Dan channels almost two decades of specialist service charge experience into practical improvement across the sector.

Kate Innes

Kate has a deep understanding of all tenures and the unique challenges each can pose from her 20 years in social housing. Initially in supported housing, Kate specialised in service charges and rents, and now provides interim support to numerous Housing Associations as part of the Ad Esse Service Charges team.
